Diving and snorkelling is some of the best in the world. Whales frolic just beyond the reef and Tonga is the only country in the world that allows diving with the whales. The island is ideally suited to an eco-tourism resort.
The people of Tonga are friendly Polynesians, and English and Tongan are the official languages. The total population of Tonga is only about 120 000, and most live in Tongatapu. Only about 15 000 live in the Vava'u group. Neiafu, the capital of Vava'u, has a lovely village atmosphere and offers many small shops where basic supplies are available, restaurants, banks, pharmacy, hospital etc. Most of the restaurants are owned and operated by foreigners who have settled there.
The island is 2 – 3 acres in size. It is already zoned for commercial / residential use and all the approvals are in place to build a small resort with all the associated infrastructure e.g. manager’s cottage, owners cottage, restaurant, entertainment room, store and workshop, employee accommodation etc. This saves a great deal of time and money for you. There is an international airport in Tongatap'u and smaller planes fly on to Vava'u. It is expected that international flights will fly directly into Vava'u when there are sufficient hotels to justify this. The Warrick (sp) Group, who have hotels in Fiji, are planning a 150 room resort in Vava'u.
Unlike Fiji, and many other countries, there are at present few competitors in private island resorts in Tonga. There is an increasing demand for accommodation on private islands in Tonga and very little available to meet the demand. It is therefore the ideal time to start this development. Sale of the entire island: ZAR 3 300 000
Partnership: This would be considered, where the partner would contribute to the development of the island. It does not have to be a 50 / 50 partnership, and would depend on what amount a potential partner wants to invest. The owner is quite flexible here. Initially you could start with a small development.
Four Investors including the current owner: It would be possible with a syndicate of a minimum of four buyers to build 4 small cabins approximately 28 sqm each together with the most essential infrastructure with a minimum investment from each of about R 500 000. Obtaining financing is a possibility too. With even more investors or higher investments it would be possible to build larger more luxurious bungalows. A management agreement to rent out the units when not used by the owners could be put in place.
Any number of investors excluding the current owner: Of course you could get together with friends, associates or investors and buy the whole island.
The island is company owned on a Leasehold Title Deed for 99 years. It would be relatively easy to transfer ownership by simply transferring the company shares to a buyer.
